Lease/Purchase - A Financing Alternative


 

BUILD NOW - Buy Later with Church Lease-Purchase Program

A lease-purchase program provides an alternative financing solution for the construction of new church facilities; allowing you to Build Now and Buy Later through a lease/purchase agreement.  There are a couple of companies offering this exciting type of program and I expect more will be doing so in the future.  

Church construction never gets any easier than this.  If your church is currently renting and is having trouble getting the financing you need for new church construction, this may be the answer you are looking for.  Lease with option to purchase can provide an alternative for younger churches that are having a difficult time getting a conventional loan.

Lease/Purchase offers several benefits to the church:

  • No loan payments during construction - so you don't have to pay rent and a construction loan at the same time.
  • Lower cash and equity requirements to get into a new building.
  • Turn-key solution: Design, financing, construction and built-in capital stewardship program.  All factored into the lease and buy/out price. Administratively and financially easier on the church.
  • Church has no risk from construction cost overruns.
  • Church is free to pursue their ministry rather than get overwhelmed by construction.
  • Improves churches credit worthiness and ability to borrow.

Once your new building is complete, you will move into it under a lease agreement with an option to purchase at a pre-determined price any time within 3 years. It is anticipated that most churches will be able to purchase the building with 12 to 18 months; at which time they can finance the purchase with a conventional church loan. The sole purpose of the lease is to get your church into your new building as soon as possible and demonstrate to the bank your ability to make the mortgage payment.
